Conditions & Policies

Rates
All rates on all rental websites, including Pooh’s Paradise are subject to change at anytime. In the event of a rate change,
the owners will honor all rates on already signed and approved contracts to which the initial 25% security deposit has
been received.

Cancellation Policy
Cancellations made 90 days before your booking start date will receive a full refund of the booking deposit only if the
owner is successful in re-booking your dates to another client. Other wise partial or all of the booking deposit will be
forfeited.  All other cancellations are at the full discretion of the owners and subject to possible loss of all your deposit.
No Cancellations due to weather. No credit will be given for shortened stays due to late arrival or early departure for any
reason.  ALL CANCELLATIONS REQUESTS MUST BE MADE IN WRITING.

Check-in / Check-out
Check-in is permitted no earlier than 5:00 PM on date of arrival and you must be completely checked out of the home by
10:00 AM on date of departure.  
Late checkout is subject to a $100 per hour charged to your credit card.


Maximum Occupancy
Pooh’s Paradise is only permitted to have a maximum occupancy of 16 people (+ 1 infant). Under no circumstances are
you permitted to exceed this number. Only those individuals whose names appear on the booking form are permitted to
stay in the home during your stay.  The owners must be notified of any deviation from that list.

Liability
Occupant's or guest' personal property, including vehicles, are not insured by Owner or if applicable, HOA against loss
or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause.  Owner
does not insure against personal injury to Occupant, or guests due to any reason other than the condition of the premises.
Owner recommends that Occupant carry or obtain insurance to protect Occupant or guests and their personal property
from any loss or damage.  Occupant or guest agrees to indemnify, defend and hold harmless Owner and Owner's
Representative from all claims, disputes, litigation, judgments, cost and attorney fees resulting from loss, damage or
injury to Occupant or Occupant's guests or their personal property.

Smoking Policy
Smoking is strictly prohibited within the property.

Pet Policy
No pets are allowed in or around the property. Guests who bring a pet will forfeit their security deposit and may be
evicted from the property.

Access to the Property
All guests must permit the owners & or management company access into the property during your stay in order to
conduct repairs / maintenance or other reasons as deemed necessary by the owners.

Damage / loss of items
By signing the booking form, all guests agree to pay for any damage within or around the property and for the
replacement of any lost or misplaced items. These charges will initially be deducted from the security deposit provided
but not limited to that amount. Should any damage exceed the security deposit held, the guests agree to have their credit
card charged any additional costs as deemed by the owners. We strongly encourage all guests to complete a walk-thru
of the home upon check-in and checkout of the property. All damage must be reported to the owners and / or the
management company in writing.  

Personal Property
We will not be liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for
shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover
the expense.

Care of property
All guests are expected to take care of the condition and security of the property during their stay. Guests need to keep
the home clean and tidy during there stay and upon departure. Failure to do so will result in substantial cleaning fees.
Failure to comply with any policies or conditions will result in the automatic cancellation of your contract and you will be
asked to vacate the property immediately. The owners or their management company will not be liable for any costs
incured by you due to the contract cancellation, nor shall we pay any compensation, nor make any refunds due to this
action.

Other Terms
House parties are strictly prohibited and grounds for immediate eviction.
Illegal substances are strictly prohibited and grounds for immediate eviction.
There is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their
guests as appropriate.

Force Majeure
There may be circumstances beyond our control and contemplation, in which the property might not be available for
your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the
event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if
the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of
our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such
cancellation, howsoever arising.
